Enjoy the comfort of a beautifully designed apartment while contributing to making Brooklyn a greener place. Passive house is a building standard designed to save energy, improve air quality, reduce noise and increase your overall quality of life. Passive House certification results in reduced energy consumption for heating and cooling by up to 90 percent.
Passive House = Beautiful & Sustainable
Built off the passion of Italian developer Massimo Cocco,
Lexe’s team worked from day one to achieve Passive House certification
resulting in reduced energy consumption for heating and cooling by up to 90 percent.
Built with an airtight seal, proper insulation limits air leaks and drafts
to provide consistent comfort and quiet, and keep energy consumption to a minimum.
Non-toxic interior materials and finishes boost indoor air quality throughout the residences by reducing or eliminating the off-gassing of volatile organic compounds (VOCs). Reducing VOCs, which can cause allergies, ear, nose, and throat irritation, headaches, and even damage to the kidneys, liver, and central nervous system, creating a more comfortable and healthier environment for residents.
Along with the airtight seal, Lexe’s windows are up to four times more energy-efficient than standard residential windows, providing constant year-round indoor temperatures. Window panes and wood frames stay cool to the touch on very hot summer days and warm in winter leading to consistent and comfortable temperatures - instead of shifting seasonally between stifling heat and cold. On the coldest days, you could sit right next to the window without a heater or having to wear a thick sweater.
The main purpose of these units is to recover heat or cold from the exhaust air while bringing in fresh air continuously.
The benefits of good indoor air quality include reduced respiratory problems, better sleep, higher productivity, and a general feeling of well-being. While most buildings have indoor air quality that is ten times worse than the air outside, at Lexè, every residence has its own individual high-performance ventilation system with separate ducts to make the air inside your home as comfortable and as clean as possible. In comparison, most newly constructed properties are typically outfitted with a single ventilation system for the entire building.
The state-of-the-art, energy recovery ventilation (ERV) system will deliver fresh filtered outside air to each room of your home, repeatedly exchanging stale indoor air with fresh air from outside. Along with better air quality you will be more during the day and get better sleep at night.
This type of connection is used to separate structural steel which is exposed to an environment, like canopy and balconies, from steel inside an insulated building envelope, so there is no issue of mold and condensation.
Lexè’s technology will maintain constant indoor temperature and humidity levels year-round. In the summer, ERV units remove moisture from warm, humid outside air before mixing it with outgoing conditioned air. In winter, the system transfers heat from outgoing air as it mixes with cold fresh air from outside.
We used green girts to thermally break the exterior wall from the metal fastener for the facade so there is no thermal bridge in the building. We also install edinsulation between two green girts. Green girt itself is insulated so we can achieve continuous insulation.
High-efficiency state-of-the-art filtration will purify the incoming fresh air entering each residence’s individual ventilation system, removing irritants and allergens including tobacco smoke, pollen, fine dust, and pet dander. Afterwards, UV light is used to eliminate nearly all viruses, bacteria, mold, and fungi. The dual strategy for eliminating external contaminants creates unparalleled indoor air quality.
For Passive house certification we must use Certified, triple panel glass windows. Between the glass is filled with Argon, making it completely, thermally insulated from outside and completely airtight.
LG NeON® R Solar Panels add value beyond efficiency. With enhanced durability, performance under real-world conditions, enhanced warranty, and pleasing aesthetic design.
